With the Hankyu Hanshin Properties’ “Geo” brand of condominiums, we are actively working on creating environmentally-friendly and even more comfortable and pleasant housing that reflects customers’ feedback on product development.
For the “Geo fit+” condominiums, since 2008 we have been collecting and verifying feedback from many customers including residents, and implementing the PDCA Product Planning Project to create even more comfortable residences. As a part of that initiative, in addition to equipping the condominiums early on with Low-E multi-layered glass and LED lighting as standard fittings, we are also collecting and reusing household tempura oil as fuel for biodiesel buses and making other proactive efforts to create environmentally-friendly housing.
So that we can further propel these initiatives for decarbonization, from fiscal 2024 we will make all newly built condominiums for sale (Geo)* and rent (Geo ent)* to be ZEH-M Oriented or higher.
We are also actively expanding ZEH (net zero energy houses) in the Geo Garden series of detached houses for sale as well.
Within the ZEH detached houses are the primary energy design ZEH with a 100% or higher reduction rate from the standard primary energy consumption for heating, cooling, ventilation, lighting, and hot water supply, the Nearly ZEH with a 75% or higher reduction rate, and the ZEH Oriented with a 20% or higher reduction rate. We are aiming for at least 50% of detached houses for sale to be ZEH or Nearly ZEH by fiscal 2025, and in principle for all detached houses for sale to be ZEH by fiscal 2030.

The geo fit+ project proposes a better way of living in the Geo brand of housing, based on technologies and ideas for the next generation and the new value standards that society and the world are calling for, as well as feedback from residents and other relevant parties.
We don’t just discuss these ideas, we also put them to the test by bringing the ideas into tangible form and recreating them in actual living spaces at the geo fit+ lab.The products that result from our process of continual improvement are incorporated into actual Geo living spaces, and then tested repeatedly based on feedback gathered from residents.
Through this endless cycle of improvement, we continually enhance and evolve the refinement and quality of the Geo brand.
Net Zero Energy House Mansion (ZEH-M) Oriented: A condominium in which the primary energy consumption of the entire condominium including common areas is reduced by 20% or more (compared with the standard primary energy consumption for heating, cooling, ventilation, lighting, and hot water supply specified in the 2016 Energy Conservation Standard).
Geo Saito Irodori-no-Oka—the first high-rise ZEH-M condominium of the “Geo” brand

At the first section of the Geo Saito Irodori-no-Oka (Minoh City, Osaka Prefecture), in order to achieve the thermal insulation performance that will be an index of ZEH-M Oriented condominiums, we are using resin-aluminum composite sashes and Low-E multi-layered glass, as well as using thermal insulation materials to give thickness to the walls and floors.
We are also enhancing the energy-saving performance of these buildings by adopting the strictest standards for interior fittings and equipment in terms of environmental, health, and economic performance.
These efforts have earned Geo Saito Irodori-no-Oka a 5-star rating (highest rank) in the Building-Housing Energy-efficiency Labeling System (BELS) third-party evaluation of energy-saving performance.*
This label is a rating for the overall building, and it does not guarantee the performance of each residential unit.
